What to expect when selling?

Hi all

Have been reading through some of the posts about selling and guess there are still a few things I was wondering as a first time seller.

I signed up with an agent at the weekend and was told they had someone interested and arranged a viewing for yesterday afternoon. They said they would call and let me know how it went...
Also they did not take photos to advertise so said they would also do that yesterday.

Today I had not heard from them so I ended up ringing them - is this to be expected that I will be constantly chasing up the EA to find out any feedback from the viewing?

Also when I mentioned photos the man I spoke to wasn't sure...but then said he thought they had taken the photos today. Should they not inform me when they will be accessing my property?

With timescale for putting my property online what is reasonable? He has said it will be on by the end of the week..(if the photos have been taken)

  • I viewed a property on Tuesday last week. Estate agent called me for feedback on Weds, but wasn't able to take call. Didn't feel it was urgent to get back to them, called on Monday and so guess vendor got feedback later that day. Guess estate agent didn't keep trying to phone as they knew that if they did it would annoy me, and if I was really keen I would put an offer in. The agents I have visited recently all seem keen to follow things up and try to initiate a negotiation at any level. Guess there are good and bad agents out there, but maybe see how they do for a few months. Good Luck.

    Expect the house to be on the market for ages unless its priced to sell. Speaking from experience! lol

    I have my first viewing tomorrow so I'm not sure how it's supposed to work. However, I have viewed over 40 houses recently and I ALWAYS call the agent first thing the next working day to give them feedback. If they're with me I tell them then and there if I don't like something. If I like it I say it's a definite maybe and I will call them if I want to put an offer in. I don't know what the protocol is, but I think it's polite and then the agent doesn't have to chase me for feedback. That way, I hope, they'll think of me in a good way and call me first if a new property comes on the market... Good luck x

    Oh and with regards to photo's... I organised all of that a week after I signed the contracts. Photo's and floorplans done on Monday. Emailed to me to approve on Tuesday afternoon. PDF proof of brochure emailed over for approval on Wednesday. On RightMove on Friday morning. Very efficient. x
