Help With a Friend's Predicament - Threatening EA

Afternoon all - appreciate some thoughts on a predicament my friend has found himself in. (no, really!)

Aforementioned friend has a house in Ireland which has been on the market for a long time. He has recently slashed the price to try to get a quick sale.

Until recently he was marketing it with one particular agent, who by all accounts was absolutely useless, and has since terminated his contract with that EA after the minimum period elapsed.

A while back this EA showed round one gentleman who wanted to put in an offer, but could never get hold of the EA to speak to him - he left various messages etc, emails but the agent did not get back in touch with him to discuss the offer. Because of this the prospective buyer got in touch with my friend directly, and has put in an offer which my friend is considering and wants to accept.

BUT, in yesterday's post he had a threatening letter from the useless EA saying that if he accepted this offer he would be liable for the full agency fees as the agent introduced the buyer - unfair seeing as the buyer had tried to put in an offer through the EA but genuinely could never get hold of him to do so!

What are your thoughts?

Nationwide Authorised OD - [STRIKE]£2,000 [/STRIKE] £1,500 (25% paid off)
Student Loan - exact amount TBC but circa £5,000

    Assuming the law is similar to England, then the EA is due their fee. However incompetant, rude whatever, they DID introduce the buyer.
