36 month short term tenancy?

I signed a tenancy agreement for 36 months and I am 9 months into this contract. I would like to cancel it in a few months time if possible.
I have looked at the contract and it is a `Assured Shorthold Tenancy Agreement`. I thought that shorthold tenancy agreements had a maximum length of 12 months? Does this mean that I can legally cancel this at 12 months as long as I provide 2 months notice?

No an AST can be longer than 12 months. Anything over Three years needs to be executed as a deed.
Does your contract have a break clause or is a it a fixed term?
If it is fixed your only other option is to speak to LL/Letting agent, and let them know you want to break the contract, but if it is agreed you will probably be held to a number of costs.0 -
Nope.
While ASTs are commonly for 6 or 12 months, they can indeed be for 36 months as in your case.
Unless your agreements has a break clause you are thus bound for the whole 36 months.
Your landlord may agree to an early surrender or he may not.
If he does he would be free to set out his conditions. For example that the tenancy continues until a new tenant moves in and that you pay all of his costs.0 -
Ouch. That could be an issue. As far as I am aware there isn't a break clause so I guess I'm at the mercy of my landlord. My fault for signing such a long contract really.
I'll get in contact with my landlord and see if we can sort something out. Thanks a lot for the help.0
