Opinions please...

Me and my partner have seen a house we both like, when we viewed for the first time a couple of weeks ago we both got "the feeling".

We've been to see about 4 houses this one included. The only sort of issue we have is that it is next to a chinese takeaway, the door to this takeaway being on the next street (you can see the window in the picture)

After speaking to my parents about it, my mum is of the opinion that we would be stupid buying this house as it is next to this takeaway. I know other peoples opinions shouldnt matter but I do take them into account as it could be something we havent thought about.

Would it bother you? do any of you live in a similar set up?

The house is the only one we've seen with decent bedroom sizes, off street parking possible and a decent size cellar. My mum says carry on looking but since we have specific wants for a house it narrows the search right down and this is only the second house we've seen which appears to meet all our needs.

  • Other peoples opinions do matter because you'll presumably want to sell it to other people at some point in the future.

    Me and my OH had this dilema recently and we rejected it. Although it wouldn't bother us we were concerned about future resale.

    I'd say keep looking. 4 viewings is nothing. Good luck.

    Personally, I wouldn't buy next to a takeaway shop.

    I'd imagine there might be a lot of cars parking up infront of/near your house to get their chinese?
    You might get drunks, getting food on their way home, making lots of noise.
    You might get gangs of kids hanging around?


    As said before, you need to bear in mind that you'll probably want to sell it at some point in the futire and a lot of people could be put off by this.

    You will have people parking outside if it's that near, you will probably have delivery vans, etc in the morning or whenever - plus, if they offer a delivery service, they'll be constantly starting cars or bikes, whizzing off on short trips every 10 mins.

    The smells might drive you insane! It might change hands and become an Indian takeaway or chip shop and you might hate the smell of that lingering everywhere.

    Does it have a garden or yard? If it's adjoining at the back, the noise might be annoying. Have you heard a Chinese kitchen?!

    Might have groups of kids hanging around, plus the rubbish some will chuck might not be very nice, and might encourage rats.

    There's no frontage to that house so some people will be walking past your window to get to the takeaway, or hanging around leaning against your wall while they eat it.

    If there's a pub nearby, some will head to the Chinese after. Horrible, but it's inevitable the front of your house will be used as the occasional toilet.

    Think carefully... are you sure it's the house you like, not the decor? That can be changed anywhere.

    Its not the decor that I like but the layout of the house, we've actually been and viewed once and the room sizes etc are ideal and its the only one we've been too where we both get "the feeling" the others have more negatives than this one.

  • The bottom line is, it all depends on the price, if it is priced to reflect its location (and I would want a lot off as the location of a property is the most important thing) then I would go for it.

    if its not priced to reflect the downsides of its location then I would leave well alone, especially in todays market.

    But you are the ones going to be living there so it is your call, but just remember that your Mum has an older and wiser (probably) head and her advice should be taken on board

    The chances are it's because it's worth less than the others you've been looking at hence it offers more inside. ie your budget doesn't get what you want in your head. This one offers what you want because it's de-valued because of the takeaway.

    They do say 'location, location, location', so bear that in mind. You don't want to be stuck with it, or have to take a hit when you sell (especially if it has changed hands to something even worse!).

    You could maybe save some more and get the location as well as the house you both have in your heads?

    On Friday/Saturday night park nearby between say 9.00pm and when the takeaway closes. Those four hours or so will tell you all you need to know to make an informed decision on how the takeaway will impact on your life. It may be very busy and noisy or it may have no effect on your life whatsoever. Doing the above is the only way to tell for certain.
