Revelation... It helps to think out loud!

I am torn between a new build and an almost new build. It's a lot of money for a house that has a 'carport' and no garage. And that carport is right at the back of the house and involves a walk around the outside of the house and then onto the street before coming in through the front door.
I love the layout and room sizes are actually not too bad for a new build. The garden isn't massive, but then it's just DH and me so only need room for a BBQ and some garden furniture.
I really wanted a garage though... this house ticks every box except the garage (oh and utility room). Maybe we could get a (really) small shed to keep the garden bits in?
I also think there are a lot of other houses on for much less that tick every box so it's not worth the money. But I love open plan living and none of the other houses have that. I also love the idea of a new build but don't want to spend £30k-£100k above what other houses are going for just to get a new build.
At the end of the day, it's a 4 bedroom house with no garage and a small garden. There's another house at the other end of the development (not brand new and different developer) 4 bed with 2 carports and a small garden on for £350k. Granted the street is not as desirable but still, that's a £100k difference. The road isn't that bad but I personally have ruled out that road as there are a lot of parked cars around.
This is supposed to be a 10 year house before we move on to the big one and get the forever house. Who know's what we're going to do with all this house, but you never know what the future holds.
And, what will I do when house prices fall??? I'll HATE myself for allowing my heart to rule my head and make a sensible decision.
What do you think? I know what I think... after actually writing all this out my sensible head is telling me that this isn't the house for us... My husband always says I think too much! :embarasse

I know other houses aren't like that right now, but would you consider taking on the work to do it to another house?
I think the layout of that house is fab and I love double fronted houses. I'd lose the study in favour of a utility, especially with an open plan layout, you can hide the disasters somewhere. The roof terrace is just poncy and totally pointless - a 10ft*12ft master bedroom (not big at all) with a roof terrace is more than odd.
I like the look of it so much, we've already made that house from the front, even the window lintels. Just not blue! You can't see the roof line, but it was identical.Everything that is supposed to be in heaven is already here on earth.
