fixtures and fittings

had offer accepted on dream house (been looking for 2 years) and went through on fixtures and fittings i wanted included with EA yesterday

she told me washing machine and chandiliers (no its not a mansion!) not included and vendor is looking for contribution for curtains/blinds

grateful for any advice on how to play this

    If those things are not listed on the EA details they are not included in the sale so two questions:
    1. Do you want them?
    2. How much are they worth to you?

    You can, of course, say you're not bothered and hope the vendor leaves them in place anyway. Remember, if they remove the chandelier they have to replace with flex and socket.

    washing machine would normally be excluded though unless integral.

    When you put in an offer - I would normally say £xxxK to include all carpets/curtains/cooker or whatever...

    Wouldn't have expected any of that to be left unless (as mentioned above) the washing machine was built in.

    If you've had your offer accepted, I'm not sure why you'd be going through the F&F list with the EAs. As said above, this would have formed part of your offer.

    The standard way of doing things - if not negotiated as part of the sale - is to wait for the vendors to complete the form saying what they're leaving, and what they would consider leaving. They'll put prices next to the things they'll consider selling to you. If what you want isn't on that list as included, or for sale, chances are you ain't gonna get it!

    You might find they've left things anyway, but I certainly wouldn't expect to find the washing machine there, or light fittings other than a flex and bulb unless agreed as part of the purchase.

    What hazyjo said. If it isn't tied down then it isn't usually included, the EAs detail will list what is included. It's not entirely usual for buyers to pick off the belongings they fancy. It's by negotiation direct with the vendors really.

    Guys, what about fixtures & fittings in the new build? should they be included into the contract? are we correct to assume that the booklet EA gave us with a full description of all fixtures of the flat, ia part of EA description? meaning that everything from the booklet should be included?

    New build as in brand new? Or has it been lived in before? If brand new, it will come with what's stated, but you can negotiate to include 'extras' like flooring, garden turf, etc. All developments are different as to what they include. Are you committed to buying a new build then, or is it something you're looking into? Would have thought you'd sit down with the developer to say exactly what's included. You might also be able to upgrade stuff as part of the deal. The 'basics' might literally be the basic version of everything that they are including.

    I've always been told that the only fixtures and fittings that necessarily need to be left in place after a sale are things that wouldn't come loose if you turned the house upside down and shook it! So things like washing machines, chandeliers and blinds unfortunately wouldn't have to be included. If they're looking to take the doorknobs then you've got cause for complaint!
