What would you suggest?

We rent a split level masionette, it's a converted victorian terrace, the front room is let out as an office. The tenant has handed in his notice and we'd like to rent the office out too and turn the property back to a 3 bed house, what do you think is the best way to go about this? What would you suggest as a sensible increase in rent to reflect the increase in size etc?

    Talk to the landlord and see what they suggest. We don't know what the likely rents are in your neighborhood, so I doubt strangers who are not in possession of a crystal-ball can help you.

    i appreicate that completely, i'm going to talk to them in the week and suggest it, i wanted to be sure we could afford it first so was thinking of offering a £200 increase in the rent but i need to really sit down and think about it first. If it came through we'd probably stay here till we can afford to buy.

    And i'm excited by the idea but wondered if anyone could point out things i'm missing in my excitement.

    Bear in mind that commercial rents are higher than residential ones. If it's an attractive prospect and a new tenant could easily be found the landlord might want quite a lot of money for it.

    Also, assuming that he has planning consent for use as an office he might not be too keen on a change of use that could be detrimental to him.

    I think letting it out as an office again would be a long wait. There are about 5 commerical properties locally up for let at the moment, our flat was vacant for 6 months before we moved in and it's a prime location.

    I will ask the question and take it from there!
