To buy or not to buy - boundary issue

We have found a property that is ideal in every way and are thinking of making an offer, although there is one big issue that worries us. When viewing the property, we noticed that the neighbours roof over their ground floor extension, overhangs this property's conservatory by about 1 foot. Whilst it is not a problem now, if we bought this house and wanted to develop the property and extend upwards, the overhanging roof would prevent this. The flat roof appears to have been there for a long time. Also, if we did buy this property, would an issue like this reduce the value or even prevent a resale? As we don't have details of whether the old owner agreed to this building works, or exactly how long the neighbours extension has existed, what are our rights? Thanks.:j

I'd go for a 2nd viewing and ask the current owners all these questions, i.e. if they ever agreed to this roof, how long it's been there, who the neighbours are etc...
