hi,

me and the girlfriend are in the process of buying our 1st house, we have had an offer accepted, sorted conveyancing and made a mortgage application, who have done their own basic valuation of the property.

i am just wanting to know when we need to get our buildings survey done? im guessing as soon as possible? how do we arrange this/who will help us arrange this? or the best way to get it done.

any help much appreciated,

From my experience no one tells you when to do it (in fact we didn't at all - ooops) and you to arrange it yourself

It's up to you if/when you get one done.

It's usually cheaper to get the mortgage lender to do it for you at the same time as the valuation - one surveyor does both jobs. Only one visit and a lot of overlap as they both inspect the property!

But too late now! So find yourself an RICS surveyor and instruct him (if you want a survey).

The longer you wait, the more you hold up the deal!

I found that arranging my own was significantly cheaper.

I got a quote online at www.localsurveyorsdirect.co.uk and got a full structural survey done for £300

Our lender wanted £265 to upgrade from standard valuation to a homebuyers and would have been another couple of hundred to upgrade to a full buidlings survey.
