What a difference a day makes!!

Firstly, thank you to all that have given us advice over the past couple of weeks. We were about to give up the hunt for a house and start looking at renting.
Yesterday afternoon we saw a perfect house at a fair price. Called up arranged a viewing and this morning after a few calls back n forth, settle at 15K below the asking price.
As some of you know we were looking at new builds because decent old houses just weren't up for sale. But this is a 70's 3 bed Semi.
I just need to work out what needs to be done. EA have been very helpful so far, but i need to get some quotes for the conveyancing. Any idea roughly what i should be paying?
