There are three quotes the only difference being fees which are either £255 or £350
So option B is sort of local and £100 more. I have received an estimate [all inclusive] from another local solicitor for £820.
I have asked them to email me a break down so I can compare if it include everything.Nothing is more damaging to the adventurous spirit within a man than a secure future. - Alex Supertramp0 -
I went to a local solicitor who is asking for £997 and estimates a time period of 6-8 weeks. A bit too slow in my opinion.
I have to echo TimmyT's comments. The solicitor is giving you a low to average timescale.
No solicitor can make other people do things more quickly.
If someone else in a chain told you that they wanted to move tomorrow and it wasn't convenient for you, what would you say? Would you just run around and do it because someone else wanted it? No.
So other people won't do that for you - so why do you think another solicitor can make the transaction work more quickly? Is he going to send the heavies round to threaten to kneecap the others in the chain if they don't move at your speed?
Also the figures still seem very low. Have you read the terms and conditions in detail? That's where they hide things that you will probably get charged in most cases. Read these and ask questions - we gets loads of posts on here from those who thought they were paying £500 and ended up paying a lot more.
Some firms deliberately make their ts & cs long and boring so they hope nobody reads them and then when people complain later they simply say "You signed the terms and conditions...." They hide away items that really most people are going to end up paying extra for - which really should be part of the basic fee. To me that is not professional and stinks. The ts & cs should only deal with unusual situations and extras that genuinely are extras.
Things may be a little cheaper in your part of the country, but I couldn't see me doing that work including all the relevant searches etc for much less than £1,050- £1,100.RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -
ours cost £1500 with major problems along the way.so the figures you have are way out...about £900 is normal i reckon..do not go for cheap because cheap means pulling your hair out in frustration..It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
Some solicitors are notoriously slow, the trick is finding a good one.
reminds me of the old add-age
You can have a good, quick job but it won't be cheap.

I am currently buying my first property in Yeadon (Leeds/Bradford border) and have found Ison Harrison very good so far.0

I get the point about time scale. Looks like I will paying in the region of £900 - £1000. I have asked friends to recommend someone they have already used.
Any peace of mind would be welcome in my current situation.

I personally wouldn't entertain any 'cheap' online conveyancer. More hassle than it's worth and no guarantee that there'll be a saving at the end when you've examined the small print.0

I used Bolton Jones and was very happy - they acted very well to manage a boundary problem before the sale.0
