Flaking Decking

I have a house that, until this last week, I've been renting out. We intend to move back in there ourselves but the places needs completely redecorating from top to bottom.
Outside, there is some timber decking that has now seen better days. The decking stain has mostly peeled away, but remains in some areas. I obviously don't want to re-stain it without removing all the old, flaky stain. But this seems like a very laborious task.
Does anybody have any good tips/suggestions as to how to get it looking like new again?

I would bet my house on the existing stain being waterbased stain as you mention flaking.In my opinion I would suggest sanding off until your down to a sound surface(ie no peeling) then wash down but don't pressure wash it as it will roughen the timber surface up, ive seen decking wrecked by pressure washing. I would suggest using the product below its called Architectural Solignum, they do water based and solvent based, go for the solvent based as it penetrates the timber better.Its about the best you will get but its not cheap...Steer clear of all of these water based stains for decking/fencing and sheds they really are rubbish.
If you go for solignum then it will last 5 years easily but if you got for a waterbased one from Wickes/B& Q etc you will be re-coating it after 2.5 years if your lucky......

hello,I have read about the Architectural Solignum elswhere, have you used it? Do you know if the solignum is non slip or what its like when wet? Also, compared to other deck stains paints how does it hold up to algae/lichen?
