i know this is a really open ended question but i am wanting to sell my house if it sells and i was wondereing what fees you have to pay when selling hoping to put it on for about 85000 that is about average around here i know it may go for less but if anyone has any ideas of different costs would you let me know thanks :beer:

Just to sell, without buying another one:
Estate agent fees, 1-2%. So £850-1700. Plus VAT at 20%. So £1-2k
Solicitor fees, could be £500-1000
EPC - you have to have one of these done to sell. £100-500.
There is the potential that you have a fixed rate mortgage that states if you sell before a certain date you have to pay an Early Redemption Fee... so you'd need to look at your mortgage. This is specific to the actual mortgage YOU took out, so varies for everybody, although many people have no such clause.
There might also be a small admin fee from the mortgage company to pay off/close the mortgage down.
If you're not moving to another address (e.g. moving back to parents so not transferring services), you might find there's an admin fee for firms such as insurance to stop their service/policy. Mine, for example, wanted £50.
Oh - and change of address at the Post Office. £35 or so.
I keep having to edit as I keep inventing new stuff.
There's the cost of moving your stuff out - so some form of van rental/removals.

hi thanks for the reply we are only selling moving to rented and havent got fixed mortgage it ran out a year ago but thanks for the low down some great info there0
