How do you find early sales out? The postcode of the development doesn't seem to be recognised!

Prices of other new builds on the same estate are not a reliable guide to actual values.RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -
Information about selling prices is obtained from the Land Registry, and their published figures are always 3 months behind.0

I could be wrong, but I've been told that the figure shown on Land Registry for new builds does not take account of any discounts offered by the builder. An EA told me this at a recent house viewing, he said he actually paid £10k less for his (new build) house than the Land Registry shows.
Can anyone confirm whether or not this is true please?0 -

That's true.I'm guessing they can be wildly different depending on how ood you are at striking a deal! That's what I'm trying to avoid! How do you do I then? Any advice greatly appreciated.
Look at the prices of second hand 5-20 year old similar properties in your area and add a little bit for newness. Remember in 5-10 years time nobody is going to pay more for a 5-10 year old house just because it is slightly newer than similar slightly older houses in the area.RICHARD WEBSTER
