    Can't seem to edit the title apologies for the poor spelling.

    I think I would have offered slightly less had I known there was a risk of flooding. I am a bit annoyed at myself.......... is there any blame to be assigned elsewhere? & potentially any comeback?

    You knew to look on the SEPA website. Why did you only do this after your purchase?

    Didn't think about it prior to seeing that question on the home insurance quote website...... is the first time I have bought a house & the first I have bought house insurance.

    Does all this come up on the Solicitors search? When i got all my information i simply asked the solicitor for the info who provided me with the relevant maps to show that i was not near a flood plain.
    Politicians and diapers have one thing in common. They should both be changed regularly, and for the same reason.

    Another learning point: You should insure from exchange of contract - or whatever the scots equivalent is - and have a quote ready to go beforehand

    Go back and speak to your solicitors. They should have highlighted this to you or at very least suggested you order the relevant reports. Why don't you speak to your neighbours and see who they are insured by and whether there has ever been flooding.
