Loft Conversions

When viewing houses, I often see descriptions like 'loft currently being used as an office by current sellers' or 'useful loft room'. I've always thought this is because they've boarded out the loft, stuck a velux window in there but not actually done a proper conversion - i.e. they've not reinforced the floor, complied with building regs etc.

I've just seen a house I'm interested in where the agent has advertised the converted loft as another bedroom, which leads me to believe it has formally been converted and done correctly. How would I find this out? Is there any way of being able to check?

And what work is involved in properly converting a loft - is the whole floor replaced? Supporting beams fitted?

And from a council tax band point of view, would this cause a potential increase in banding, like with extensions?

    Just ask if it has building regs. If it's a deal breaker then ask to see them before you offer. Your conveyancer should pick all this up once the process has started.

    If it was done by the current occupiers then yes, on sale of the property the council tax band will be reviewed and might increase.
