    Fair enough.

    However your ex landlady has no requirement to declare any earnings until she fills in her next tax return. That's if the income is taxable of course, have you heard about the 'rent a room' scheme?

    I am in similar situation, although been much longer renting 2 x rooms,

    LL is a nutter,

    I too about to go thru process of trying to get deposit back, is nerve racking, sometimes a carefully worded letter can move mountains

    I would at least advise writing a letter , suggesting you will take things further,

    seems like you were offering a fair deal, with hindsight you of course should not have moved in, but then how do you know whether shower works or not, or things like this,

    yep, there are laws/acts/legislation , what about basic human rights, of good night sleep and washing..

    I would stick to your guns, to a point. £300 odd pounds is lot to anyone at mo, but, here is the rub, how much hassle are you prepared to go thru to get ya money back, ?

    Thanks - I have writenn letter No 1 - as was advised by CAB - polite and to the point - I won't be holding my breath though! I will be sending letter No 2 this week adn will then raise a small claim.

    I am quite determined to go through the process even if I don't get all of my costs back I thnk she should be held accountable and her lies and dodgy character will be get their 5 minutes in court
