Is this the norm for a LL?

Am in tears with laughter here, Had to share, my friend just rung me.
Anyway my friend moved into her very first Rented property 6 weeks ago. Renting from a LL direct who has a few properties under his belt, apparently he is single and creepy looking, but rent is very good, and reviews from her friend who rents a property with him were very good, he is apparently on the ball. She has a small garden/yard in her back which is paved no grass/boarders, very low maintenance.
The LL wrote to her last week to say he will be coming to check the property and to weed the garden (giving 7 day's notice), If this time was inconvenient to let him know.
He came round today, walked through downstairs having a nose, Said oh this is a nice house, he never went upstairs, straight to the back garden/yard started spraying something on the slabs, (she could not make out what it was) Friend went out and asked if everything was OK, he said 2 sugars please. :eek: she went to bring him a cuppa, and he said Oh Thank You, was not expecting that, (drunk it) and said OK all done now, Are you happy here? Anything I can do for you? You sure there are no problems? During this confo she said she could not get a word in edge wise. And off he toddled. :eek:
What you make of that then?

So you have a LL who
Gives plenty of notice before visiting.
Does no abuse the inspection by poking around upstairs.
Is appreciative of his tenant.
Does some basic maintenance.
Checks that the tenant is happy and problem-free.
Sounds like your friend has fallen on her feet.0 -
Is he a bit deaf or was it noisy outside, perhaps he thought she was offering a cup of tea? I guess she could ask her friend if that's his normal way. Six weeks seems a bit early for a first inspection, hence the need to do a little job as well.
I've had builders ask if the kettle was broken in a jokey way, that usually gets them a cup of tea :rotfl:0
