advice on deposit returns

Hi all, I hope someone can advise me further!!

In March/April I gave notice to my letting agency that I would not be re-newing the tenancy on the flat I was renting – this was accepted and all was fine and dandy.

In the last quarter of April I started to have a problem with little flies/midges – there were hundreds of them in the bathroom. I wrote to the agency asking them to get this sorted asap but my letter went un-responded so I sent an email at the beginning of may with the letter attached which also went un-responded.
In the end I arranged for a friend who is a pest controller to get rid of them (I was going through a can of fly spray every 2 days) and footed the bill myself.

They are now faffing about with returning my deposit (I handed the keys back in the last week of May) – the landlady cant decide if she wants to buy a new cooker for the flat or have it steamcleaned (if its steam cleaned they want to deduct £50 from my deposit) – they have sort of agreed that as I paid my friend a similar amount to be rid of the flies that they wont charge me for the oven to be steamcleaned.

They also want to charge me £35 for a checkout fee – stating that I signed a legally binding contract which I agreed to pay this. While I admit that I did sign this document, surely they have broken the contract first by not sorting the fly problem?
