How long does it take for an architect/ surveyor to get drawings ready to support a planning application?
I've been ringing around and a few said that drawings wouldn't be ready till mid feb? Does it really take that long??

I mean I only want to erect a first floor bedroom aboce the garage and extend the kitchen?

    Yes it could take that long if you want drawings for a full planning and building warrant application, especially as there is the christmas/new year holiday coming up. Would also depend on how busy they are.
    They will have to look at the property and check that what you want to do is possible, if the garage foundations are strong enough etc. as that will affect the eventual cost. You may also need a structural engineer to check it out, possibly even prepare calculations for a building warrant application if you decide to go ahead.
    The drawings for planning are less complicated but it is wise to consider all the eventualities before spending any money on any applications.
    If you are only going for planning at this stage then it should not take that long.

    Well, it actually isnt that long. The drawings themselves do not take that amount of time solidly, but you have to bear in mind that the architects will not be sitting there with no work waiting for your call, they may well have plenty of commitments timewise already.

    The process is:

    1. Survey dimensions to be taken (on a small project like this the architect will probably do it).

    2. As existing drawings to be drawn, plans of both floors, all elevations, and probably one section. Ordanance survey map needs to be purchased to show your property in context. Photos and supporting documents of as existing.

    3. Generally the architect will provide 2 or 3 options, unless you know exactly what you want, such as you want to have the same as your neighbour etc. It takes a bit of fiddling to get even the simplest thing to look right.

    4. Application form to be filled, documents to be copied, etc.

    All takes time I am afraid!

    Just for your info, it is unlikely that the drawings prepared for planning will be detailed enough for building regs. Planning are concerned only with the effect the extension has basically on the streetscape and your neighbours. Building regs ensure that the building is not constructed in a sub-standard way. When you have received planning permission, then the next level of detail is added to the drawings, otherwise the work is abortive if you do not receive permission. Planning itself takes 8 weeks once the application is in, then it will either be passed (with conditions attached) or rejected whereby you will have a chance to appeal or re-submitt a new application.

    Just for you to know when you do get down the line there are two types of applications for building regs, full plans (where you submitt drawings and U Value calcs etc etc) and another type I can't remember the name of but its something like outline or building notice but basically its the option that isnt full plans. On a project this small the non full plans is the one to go for. Do not get the architect to submitt the application as it is unnecessary and will have cost. When you are selecting the contractor who will build it, ask them to submitt it for you. The engineers will then come and inspect as you build, rather than pass plans prior to starting construction.

    Hope that helps! I assume you have checked that it will require planning permission? I rarely work on small projects so I can't remember the sizes. Check online at http://www.planningportal.gov.uk/ the information will be on there under homeowners.
