O.k pointless rant I guess.
We're now getting to the end of the deadline before our vendor sells the property to someone else. We are desperate for this house (our dream area and been offered it for a 30k discount as they 'like us').
Our house started at 119,950 putting it in line with others in the area. We had 3 viewings (2 of which wanted something completely different) but no real interest. After 3 weeks ish dropped it to 114,950 making it one of the cheaper ones in the area. No interest at all.
So in a desperate attempt to gain interest we have now dropped it to 109,950 making us the cheapest in the area (especially for the condition). All the others cheaper than us are flat roof (I know it's a personal choice, but I know a lot of people don't like them).
So Im now staring at my phone begging the agent to ring and get us some viewings! They warned us last night the market has stopped quite dramatically in the area, but they were hoping ours would pick up as one similar to ours (but slightly more appealing) has now sold.
So PLEASE ring me and sell the damn thing! lol

A way of looking at it is that yours is one of the cheapest houses that hasn't sold. You need to check actual sale prices of similar sized nearby properties.
What area is it in? Plymouth?
Is there a glaringly obvious compromise? (Busy road, opposite/next to a school, flight path, no parking, small/no garden, chippy next door, small rooms... the list's endless.)

hazyjo: I live in an area where every street is different. The last house to sell like ours was our next door neighbour 12 months ago. That was a 3 bedroom though (they converted it) and went for 120k.
We're away from the road, school is a 5 minute walk away, the whole estate is under the local airport flight path (but it's closing in a few months), parking at the back, not a huge garden but few in the area do, no nasty smells etc and very large rooms.
We've been told there is no reason for it not to sell, it's just the market has slowed down around here in the past 2 - 3 weeksGreen and White Barmy Army!0 -
Its not just in your area that the market has slowed, it is most areas. Although every property will sell at a price in some areas there are people that just aren't buying.
I know this is no help to you as you have already found somewhere else to buy, but thats why it generally is better to get a buyer in place first and then find somewhere to avoid that disappointment.
From personal experience, all I can say is, that if you lose out on the one you want to go for, there will always be another property that comes up and normally a better one as well.
How far are you into your agreement are you with your agent are you. Can you go Multi Agency, or are you tied in?0 -
We have about 4 weeks left with this agent I believe, we could look at multi agent but then our fee's go through the roof. (we have to pay an up front fee to our current agent if we decided to do this).
We didn't plan to move to be honest. Friends of ours live in a steet we have always loved (great schools, ammenities etc. It's one of those streets where people don't move, they die then leave. Lol). A neighbour of theirs has gone into a care home and the family wanted a quick sale (private if possible) and asked around if anyone knew of anyone. Our name got put forward and we're comlpetely hooked. It's a huge 1930's house valued at 210k but we've been offered it at 180k because they 'like us'. It also needs quite a bit of work (exactly what we want) and will be worth about 270k once we've finished with it (cost about 30k to do up) not that we want to sell it!
Unfortunately we know this is a once in a life time chance and we're not going to be able to afford to move into the street unless something like this happens (normal houses are valued at 240 - 150 there). Hence the desperation.
The bit thats annoying us is that theres just no interest, or viewers. If someone was to make a stupid offer we'd seriously consider it at the moment!!Green and White Barmy Army!0 -

We can't afford to accept much lower than that unfortunately. I think we could probably accept 98k at a push (would clear our savings and think we'd have to borrow off family).Green and White Barmy Army!0

When is this deadline?
I guess it is going to be a case of dropping it to your lowest point weighed up against then having to borrow money, and whether it is worth it to get your ideal home.0 -
The vendor said they would ring us end of next week to find out if we've sold and then sell it on (apparently they have others interested but they've told them to sod off until we're out of the picture).
Our only other option is to possibly see if they'd accept a holding payment to keep the house off the market for a further few months which could then be deducted off the final selling price (they need the money asap to pay care home fee's).
We honestly thought dropping to accepting offer of around 105 was damn cheap! But if we dropped it to 99 people would offer 94ish which is too low

is it just me that doesnt quite believe your vendor's stories here...
they drop £30K off because they like you - you who hasn't got a sale on their own house, and now they are turning others away..!0
