Selling...

I know this is a 'how long is a piece of string' type question, but was looking for some opinons. My home has been on the market just under a week, viewer number 5 is coming tomorrow. Am pleased about how many viewings we've had, as when the EA came over he'd said that the biggest hurdle we'd face was getting people through the door, and he thought if we managed that we'd sell quickly. We've had no notes of interst or offers though (Scottish offers over system). EA feedback from viewers they've contacted is that they thought the flat was lovely and are thinking things over etc.
The flat is fairly priced in comparison to others round about, move in condition etc. As we've had a home report done, all viewers know the valuation before they come round, so surely they wouldn't all bother coming to see somewhere they couldn't afford?
Any thoughts? I do realise I'm possibly being just a wee bit impatient....now i've decided to move I just want to do it now!

They might not be in a position to proceed, the market is slower than it used to be.0

It's a poor market for sellers. Remember that there is no point in marketing at the same prices as other similar properties if those properties are not selling.0

To be honest I think there are plenty of sellers out there that would love to have 5 viewings a week. Properties are taking a lot long to sell at the moment.0

There are excited (naive) viewers, who aren't really buyers because they are unable to procede. Then there are procedable buyers, like myself, who just aren't interested in viewing many properties du to the asking prices of deluded sellers.Hi, we’ve had to remove your signature. I don't think the price is unrealistic......in scotland a chartered surveyor provides the market value as part of the home report....
Anyway...of the 5 viewers, 3 are coming back this weekend for a second viewing, two are bringing their parents, one is bringing her adult children.
Am thinking that's positive?
For info, going by the sold prices in the area for similar type properties, they're within 2k of the home report valuation.
My fingers are crossed!0 -
5 viewings plus 3 repeat? You'll have it sold stc within a month!
I had about 10 viewers over 5 weeks, had two offers from the people who viewed twice, and sold after 5 weeks. Went through lots of worry and some despair in that time, but looking back now, in the current market, we sold very quickly.
Very rare that second time viewers aren't interested tbh.If I had a pound for every pound I'd lost, I'd be confused0
