Moving out of rented property

I am going to be moving out of my rented property next month and was wondering what could affect the deposit not being paid back. I rent from an established estate agents.

I paid One months rent as deposit to the landlord deposit scheme. The property will be checked and I was wondering what they check for and what could come out of my deposit.

The house has a damp problem, it has been checked and it is condensation allegedly(not my fault, blamed on airbricks being sealed and I think the property needs damp coursing). I will need to paint the walls to cover up the black parts. Carpets will be cleaned before we move out. Garden will be cut and weeded.

So just wondering if anyone knows what they will be looking for.

Before you paint the walls make sure you wash them down with a bleach solution to kill spores. Ventilate the rooms.

The inventory clerk will be looking for any damage that cannot be put down to fair wear and tear. If the place is clean, tidy and ready for the next tenant then you should have no problem.

Was there an inventory done when you took on this tenancy?

Flee - you are obliged to return the propertyin the same condition as when originally let to you, save for "fair wear and tear". Google mydeposits and landlords' guide to fair wear and tear so that you have an understanding of what is and is not covered by this.

The LL will need to have an inventory from the start of the tenancy, which was signed by both you and the LL, as evidence of the property's original condition.

Even if there is damage LL cannot seek "betterment" at the expense of the Ts deposit: costs have to be apportioned

If the property is in Eng/Wales and your tenancy started after April 2007 ( or a new fixed term was signed for after this date) then your deposit should be registered with one of the three schemes - is it?

Take good clear photos of everything when you move out btw and keep them safe - inside white goods, down the lav bowl , on top of shelves, any garden area etc.

Ts on here have said that mould killers produced by Dettox, HG etc have proved helpful.

The property will be in a same condition as when I moved in. My deposit is with one of the main landlord deposit companies, not sure on the name but will add later.
