Keep away from them as mostly they are scams.

Anyone who wants to teach you to make money from property is almost certainly going to charge you a fortune.

The best course you can go on is a general building course.

Which one was it? Inside Track/Instant Access Properties
Do you recommend it? No, considering they went bust, relaunched as IAP Global, and then went bust again
How much and how long was it? Too darn expensive, 2003 I think....

Did you also cover things like legal structure and tax? Maybe, but I've kinda switched off to it now, like a bad dream.... Older and wiser now.

Ooh, ok - I went to a free session organised by "women in health" a few weeks ago.
They offered a 3 day training course for around £500 (incl. DVDs and books). The training course was meant to go through how to raise finance (incl how to get a deposit on a credit card which sounds both great and very dodgy), how to structure your legal entity, how to find a good deal and also things like how to make money from websites etc..
I did not buy the course, as it didn’t feel "right" but I keep wondering about it… and £500 is not a lot...
I would like to build a portfolio of property but I have a limited amount of money for a deposit and I am clueless when it comes to tax and the legal bits…
Where do I get the information i need then?

You could try asking your local library for any books by Sarah Beeney or Kirstie and Phil.

I think there have been quite a few books published on the subject in the last couple of years.

This forum. Landlord forum. Books. Go and see your local librarian and ask them to help you find some books.

If you're serious then having a skill like plastering or plumbing can be really useful. Even decorating can be useful!

Go and see a Whole of Market Independant Financial Advisor

tell the mortgage co you have the deposit ready then when it comes to exchange borrow off your credit card (You might want to Google "Mortgage Fraud" first though)

Put it in your own name otherwise you'll struggle to get a buy to let mortgage - lenders will no longer lend to SPV's (Specialist Property Vehicles)

attend auctions and become friends will all the local estate agents - tell them that if you buy the house they'll get all the letting and mangagement work, or just go for broke and offer them a bung

Well I've just saved you £500 and I promise you will be a multi-millionaire within 6 months. You can't possibly lose - unless of course interest rates rise and house prices fall in which case you'll be bankrupt in 12 months.

If you genuinely want to do it then RESEARCH, RESEARCH, RESEARCH - all the information is out there on the web.

Ask yourself this question - if someone had a foolproof way of making money out of property, why spend their time trying to sell the idea to people, why not just do it themselves.

thanks!!! obviously a shortcut would have been nicer!! but i did wonder why it wasnt more expensive...

i'll get some books from the library then.

    Many thanks
  • Hi

Not all courses are rip offs, but avoid those that include access to or offering any sort of property deal as they are in the business of selling properties not education.

Decide where you want to invest and go to the local property meet, or networking meeting, they happen every month just Google your location plus property meet. There you will meet investors, and be able to get a lot of free information from people who know your location but still beware of people offering deals that don't stack up.
