Scottish Rental Inventory - Cost? Value? Legal requirement?

Hi all
Any advice or information would be appreciated - I currently rent out my house - have done so for last two years and dealt with everything myself without any issue ... yet! My current tenant is now moving on so I've asked a letting agent to look at it this time around. They've advised me to get an inventory done at a cost of £85 + VAT for my three bedroom house. My questions are -
Does anyone know where I can get this done more competitively in Glasgow area?
Is there value to having it done?
Is it to become a legal requirement in the next few months which is what she's told me?
Any advice or info would be much appreciated, thanks x
