    As mentioned, make complaints in writing. Also, keep a file containing a record of all complaints and responses, etc. It may be worthwhile taking photos of the problem areas for evidence.

    If you do speak to anyone on the phone, also make a note of their name, department, the date/time and a team number (if applicable).

    Don't worry about the Site Manager anymore, he is only there to 'help' for a short period after you have moved in ie: 14 days.

    All your concerns must now be addressed to the Customer Service Manager who deals with the aftercare and they will be based at the Regional Head Office. They have their own team of workmen (or contract out) so there should be no contact with the site workers at all.

    Get a professional snagging team in,they do the reports ect ect...not very expensive..best money you will spend.
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    The "special paint" is normally just for the drying out period of the walls on new builds.

    When we moved in our site manager (Barratt) explained about an obliterating paint being used due to the drying out period etc etc.
    When we started decorating about 1 year on we used what we wanted and it was fine.
