    i think we may be talking about the same agents! Luckily my friend is quite savvy and won;t be pushed around. She asked directly about the estate afent getting a fee from sol for their business as another estate agent had been up front about it previously. They wouldn;t answer.

    Very shifty indeed! Trouble is we are FTBs green around the gills and they know it and are taking advantage of us.

    My biggest gripe is that when we put our final offer in my boyfriend went and opened his big gob and said 'but if she rejects it can we offer more?' Gah! What part of final offer doesn't he understand, I could have kicked him! Now they know we can afford more. But still, I am sticking to my guns and not increasing again. We already meet the asking price (one of these ones with a price bracket rather than a set price and we are at the bottom of it but still in their range). We can always save up a bit more over the summer and try again in the Autumn (through different EAs of course!)

    There are a lot of low quality houses in marginal areas in Medway for that money.

    You can get away with it in a bouyant market, but not at the moment.
