Epc

Hi
In the next week or so I was planning to put my house up for sale with estate agents, however as an experiment and to see if there would be any interest at the asking price I yesterday listed it on Gumtree.

I have 2 people asking to view it but I'm just wondering at what point I would need to produce an Energy Performance Certificate and should I delay viewings until I get one?

    You need an EPC BEFORE you start marketing.

    Get one quick!

    If you're selling in Scotland, you should have a Home Report (including an EPC) before you start marketing. An ad on Gumtree counts as marketing in this context.

    That link is for commercial premises rather than residential.

    Thanks for the replies, it's in England. I will take the ad off Gumtree now and refer anyone interested to the estate agents.

    Why would you do that? You've found interested parties yourself and now you want to pay an EA for finding them for you!?

    In all honestly, no one gives a hoot about EPCs. Using the common sense approach:

    Find yourself an assessor here:
    https://www.epcregister.com/searchAssessor.html

    And get them booked in asap. I used this and I had someone who lived literally around the corner round within a couple of days and he emailed the EPC to me on the same day.
    Let these people come and view whenever they want to; just make sure the EPC is in the pipleline. No one will send you to jail. I've read on this board people using EAs and having viewings before the EPC. It's not right but who is going to complain about something they couldn't care less about...

    But don't refer these two people to your EA. If you can do this alone, do it. If these two viewers come to nothing, then use the EA.

    My EA has been instructed and is marketing my house and has told me I have 28 days to get my EPC done - assessor coming out Monday and it has been on the market a week.

    a) the rules are the same so far as timing is concerned and
    b) the link came from a government website here, so the blame lies with that site!
