Should I trust the EA on this?

In the process of buying a house and EA is keen for us to exchange within the next 2 weeks. However, had an inspection of the roof the other day and the roofer said that broken slates needed replacing, nailes holding slates have rusted etc and the roof needs to be recovered. He estimated it to cost £3k. Also the timber…

Did you have a survey done? Which type? What did that say? Might be that it was that which said you should get a further inspection done...

Agree with the above, definitely get another two quotes, but you organise them, not the EA (if the vendors will allow it). If they won't, I think you'll have to be prepared to walk away unless you're happy to pay for all the works.

Has the valuer been round? I'm presuming yes if they're wanting you to exchange. If the roof is in need of replacing, I'd have thought the valuer would have knocked the price down a bit anyway. If you are getting a mortgage, this could well affect things.
