house on auction in good condition/area?

I've recently spotted a house up for auction on RM in a very good area and in very good condition with very up-to-date looking kitchen, and no signs of repossession.

Other than the garden being a bit small, I can't think of any negatives and why it might be up for auction other than the possibility of 'hidden' problems with the structure (house 200 yrs old) or perhaps there is an impending planning app in the local area.

Can anyone suggest any other possibilities?? I'm not really up for buying, so it's just my continued house-related inquisitiveness!

    Yes, they might simply want/need to sell very quickly and with certainty.

    Not all auction properties have problems - some people just want to sell within a set timescale.

    However, if I was planning to live in the house I would definitely get a survey before the auction just to make sure. If it was an investment property I might roll the dice and not get a survey.

    Also, check it's definitely freehold and not leasehold with a lease that's running out...
