Short-term Rental Query

Hi all,

I've recently been offered a job in my company's head office and I may need to move in about 4 - 6 weeks (the start date has yet to be confirmed). My wife and I have just put our house up for sale (she's moving in with her parents until I learn how to drive, long story) and I need to rent a place on a short-term basis (hopefully no more than 3 months where possible as I'm looking to learn how to drive, thus making communting at distance possible). I've had a look at the tennancy guide in this board, but I was wondering if anyone had any tips regarding short-term stay accomodation?

Would it be better to strike a monthly deal with a B&B local to the area? Share with someone who already works at head office? I haven't rented in over 3 years, so I'm I bit out with what stuff I should do to try and get the best deal (and obviously retain the best legal tennancy rights) as possible.

Any and all help would be greatily appreciated. :D

    must you only have a place of your own?
    for a short let like that you may find it easier to be a lodger

    alternatively some of the websites do allow you to search for LL allowing short lets, for example spareroom has an advanced search facilty where under the "other search options" you can tick "short term lets"

    OR simply google short term lets and the name of the town /city - you will find 1,000's of hits on places to rent

    Most landlords of flats/houses will lokk for 6 months +, partly for legal reasons, partly for financial.

    Lodging is much more flexible if you don't mind sharing.

    B&Bs (and even hotels) will usually do special rates for long term/regular bookings - negotiate a rate for 5 nights a wek over 2 months or whatever?

    If you are renting in England/Wales and you take a short term let, it'll be an assured shorthold tenancy and the LL will need a court order to evict you; and he can't obtain one under the standard 'no fault' s.21 HA1988 route to take effect earlier than six months after the start of the original tenancy - hence, you'll find LLs either reluctant to grant shorter terms (also because of the sheer hassle of T changeovers) or they'll simply charge more than a standard market rent for a short let.

    If you live in a B&B or rent a room in someone else's property (where that person, as LL, is also resident) then you'll have little security of tenure and can be evicted without a court order.

    It would be worth making some enquiries at your company head office, someone might have a room spare that they could let to you on a short term basis and be glad of some extra cash. You will probably have more luck looking for 'lodgings' in the local paper where you will be staying as it is unlikely you will find a flat on a short term let like 3 mths. It could also get very lonely in a flat yourself if you're away from home for periods of time.
