How much is garden land if we were to purchase

We have a small area next to our property which is 36 foot x 25 foot.
The council are asking £30k for this and i think this is too much.
You cannot be allowed to build on this land so is only really ok for garden for which we want to add to our garden.

Can anyone give me their advice on this please

    Its very hard to value garden land, as it really does depend on how much a willing seller and a willing buyer would be prepared to agree a sale for. However 30k for what is quite a small area seems way more than a realistic value.

    You will need to speak with a valuer/surveyor to get an idea of what small plots of garden land sell for in your area. Given the size of it i would have expected a value somewhere in the region of 3k - 10k - although of course this does depend on the location. You do need to find some comparables.

    We purchased a small area from one of our neighbours - roughly 70 foot by 20 foot a couple of years back for 3k plus we paid all solicitor fees for dealing with the transfer.

    Too right, it depends on location! £30k for that in Chelsea would be a fantastic bargain.

    When you say that you cannot build on this land, can you explain that point please?
    No reliance should be placed on the above! Absolutely none, do you hear?
