renovating a flat in London

Hi,

I need a cost effective way of getting all this done.

Living room - strip wallpaper from walls, skim plaster, repaint,. approx size - 14 x 12 feet

- Main Bedroom - strip wallpaper from walls, skim plaster, repaint, install new coving, put new lighting / shelves into a small cupboard - approx size 15 x 13 feet

- 2nd Bedroom - skim plaster (fill in some minor cracks), repaint, install new coving - approx size 10 x 9 feet

- Kitchen - knock down part stud part load bearing wall and insert beam as per specifications, remove old kitchen and install new kitchen, remove wallpaper, skim walls and repaint - approx size 14 x 12 feet

- Hallway - repaint, install new coving - approx 20 x 3 feet

In addition to the above, we would like:

- the floorboards in all of these rooms sanded and revarnished
- old electrics changed


I was wondering if anyone can recommend a builder for a project like this.
