Restrictive covenants on new builds.

I am interested in buying a new build but we are not quite happy with the downstairs space (everything else is perfect) so we would like to be able to install a conservatory to use as a dining room. My only concern is whether or not that would be allowed?

I have searched on here for info about restrictive covenants and it seems the story is different in a lot of places with some merely asking you get permission. Does anybody know about this, the builder is Redrow by the way.

    How can anyone here know? The only two ways to find out are 1) ask Redrow or 2) ask your solicitor when he investigates the Title.

    Every one is different - you'd need to see the documents for the place you're buying. I know of one where they're not even allowed a shed in the garden.
  • I know of one estate where liveried vans, washing lines, non white external woodwork, children's garden toys, sheds, greenhouses, ponds, net curtains and on street parking are all prohibited!

    How can anyone here know? Well maybe they have bought a Redrow home, they are a pretty big builder mate.

    But often it is development specific. Go in and talk to the selling agent and try to find out more detail

    Any covenant stopping you will be in the draft Transfer that Redrow's lawyers will send to your lawyer. Invariably there will be one, and it will probably say, not in the first 5 years, or you can provided plans are first approved.

    The reason it will be there, is that Redrow do not want tacky lean-tos etc spoiling the appearance of their new Estate.

    Oh, and make sure you lawyer checks if you can have white vans and commercial vehicles (and caravans) on the driveway...usually you cannot AT ALL, as it devalues the neighbourhood, and makes you look common in the eyes of your classier neighbours....well it does...yet some people go cheap with their conveyancer and don't get told about the covenants, end up parking a white van and your neighbours come around with a baseball bat....not a good start....or some people are just inconsiderate @@@@@@@ who know they can't but take advantage of the typical British person who won't complain.

    Yup, a big builder with LOTS of developments. The OP does not state which development. Redrow will not have 'standard' covenants for all their developments - they will all be different.

    As the years pass, Redrow will be less and less interested in what you do with your property.
    Been away for a while.

    Well I am looking for opinions and experiences. Redrow would almost certainly have a standard covenant to cover things like Conservatories actually.

    I don't need your question marks and snipey posts, if you don't have any specific knowledge or experience that might add something useful then just pause a minute and think whether or not your post is really needed in the thread.

    But yes as othersw have said get your solicitor to check or ask on specific site.
