Fees incurred when selling

Guys,
I'm just after clarification on what fees I'm going to incur when selling my house?
I've mentally accounted for the shortfall in my mortgage, if a price is agreed that doesn't cover my outstanding mortgage. Estate Agent fees and reduced Solicitors fees as I'm only selling at this point.
At this time I'm in no position to buy (moving in with the in-laws to save money) so don't need to take into account survey fees and stamp duty.
Anything else blindingly obvious I've missed?
