    Penchenlama - why don't you read all my other posts on how my neighbours have made my life hell for the last year before judging. Also, here's a radical idea, READ the post properly before replying. I have nothing against renters, I used to be one, but I respected the property I lived in and the neighbours around me. Your brash approach to shouting people down when they have questions make others not want to post on these boards.

    glad I found tis discusssion - similar problem

    We moved in over 12yrs ago, previous owner of our house built a brick wall but it was only one course thick. It was very wobbly but we built a wooden fence onto of it with full length support posts.

    Two weeks ago we had 70-90 mile an hour winds and the fence came down taking the wall with it.

    House next door has always been rented out, but at the time this happened it was empty. Anyway owner explained that new tenant was moving in and he has 3 dogs and they live in the garden 24/7!

    I explained that the cost of the new fence would be around £250-£300, all I asked her for was £100. The cost of materials came to £283 and the labour would be done by my OH and his brother.
    She didn't reply to this but insisted I confirm that the new fence would be inplace by the sunday as that was what she'd told the tenents and that was the day they'd arranged to collect their dogs from kennels.

    So my point is - can I get her to pay for the cost of the fence? I know it would have been better not to build the fence till she'd paid the money but I didn't want her tenants dogs in my garden.

    The new tenants seem nice and they know the neighbour who lives the otherside of me, they understand about the fence and even said they made this a condition of them taking the house and had just assumed the landlord had arranged to have this done.

    Any advise welcome - I have today written a letter to the landlord (got her address from the Landlord Registration website).

    Sorry to hear your fence/wall was a casualty of those strong winds. I would think if it is your fence and wall then you will have to pay the cost to replace the boundary.. this is the impression I'm getting from this thread. Especially as it was a natural cause which brought it down.

    The neighbourly thing to do would be to split the cost of these type of things as a boundary is of mutual benefit to both sides of the wall/fence.. but alas, it seems most people these days don't want to know their neighbours or even pass the time of day. Sad times..

    Maybe if you hadn't agreed to have the fence up by Sunday the landlord would have considered paying half as their hands would have been tied in that they need the tenant in for that day and not having a fence would have been breaking the contract between them and the tenant. The incentive of losing their income for the property may have made them more willing to pay some cost towards it?

    Maybe someone who knows more will be along soon.

    Furrypaws, I just wanted to commesurate with you because I'm going through something very similar although I'm at the stage where the police are involved...kid next door is very strange - he's about 12 almost 13 but looks 7 & he's facinated with my daughters (7 & 5). He's not nice - he throws stones, breaks our fence & stares at them whenever they are in the yard..we feel we can't use our yard as he's a peeping tom & we have eyes on us all the time!

    We got the police involved when we saw stones being thrown over & his staring..police said that if a child is over 10, they are responsible for their behaviour. They spoke to my neighbours, told the lad not to stare or throw rocks, came back to us & told us to get a cctv cam & record our fence (and partial bit of their garden..) We did 3 weeks ago & we have over 40 vids that the police wanted us to put on a disc for them. They are having the lad & his parents (useless!) over to the station to view the disc & explain his actions...perhaps you could get a camera? Or call the non emergency police number to ask someone about your situation & the possibility of having a police camera in your house for a month or two to catch any damage. I'm unsure what'll happen next if this continues - I honestly don't have much faith in the justice system resolving this & these families seem to know this & continue to behave as they do. I have heard about people claiming on their house insurance to replace/repare a fence, then your insurance claims of your neighbour's insurance the costs if they did any damage - It's not fair for us to have to replace their damage! I'll call my insurance & see what they say, but it might also be worthwhile for you to see what your policy covers & what proof they may need to ensure you're not out of pocket..Good luck & I hope your nightmare ends very soon!

    I would put up a double fence in your case! With double overlapping panels so there is no way he could see through to where your daughters are playing.

    Try not to scare your girls but tell them to ignore him if he calls them - keep a VERY close eye on them & him! Sounds like you've got a real problem child living next door to you!
