solicitor did'nt remove a debt against property

I purchased a property 5 years ago with 2 debts against it which my solicitor was supposed to have removed by the other solicitors as this was not my debt. I am now selling the property and have found that the debts still remain in the property. This has caused me no end of problems. I have been told I can take a case against them so has anyone had the same problem and if so how did you go about it.

Do you mean that these debts are still registered against the title as charges, notices or cautions?0

yes i do, and i have all the documentation from the solicitor telling me at the time he is seeking the sellers solicitor to have them removed. It is my solicitor that I am using to sell the property who uncovered this obviously asuming they were mine0

I would start by speaking nicely with the original solicitors. Litigation is the last resort...0

1) Check the website for the solicitors firm you used and look up their Complaints procedure
2) Phone the original firm and ask to speak to the Senior Partner about a complaint. Discuss
3) Confirm your complaint in writing, with full details, AND the content of discussion at 2) above
4) if the firm does not agree to resolve the matter to your satisfaction, go the the Legal Ombudsman0 -

- what do you mean by debts. how ae they shown on your deeds?
- is there anything owing under the debts?
- when you received a copy of the deeds in your name, did you not read through it to make sure it looked right?
- you say you have had advice that you take a case against your lawyers but you then ask how. didn't the adviser tell you how to do it as well?
- you don't mention what you have been doing about getting them removed from your deeds
