This surely must be the point where Hamish explains how mix adjustment and hedonic regression work assist when averaging all types of houses across all of the UK.

Because in case you missed the actual point, the over all UK average you consistently ruin your wee man over very much appears to mean sweet FA to a lot of people in a lot of areas.

Can't believe I've had to explain this...
    Again:eek:

Whats that Hamish....can't quite hear you mate? :rotfl:

Gosh, even pimp gets this one...

Actually if you live up north or in Wales then you are in a pretty good position as house prices do seem to be going down there. Good for you.

Actually that table is to peak in January 2008.

I don't think anyone would be mad enough to argue that property prices haven't taken a nosedive since then.

I think there will be. A nosedive? :p

  • Hamish, what is this obsession regarding HPI. What exactly are you afraid of? Don`t you think that by going on and on you are a little bit worried should they go down . Couldn`t give a flying .... wether they go down, in fact I would welcome it . Might get the Buck House for a tenner.

Long way to go dear boy,

I suspect it says more about the thread creator than it does about Graham.

Oh what a surprise. The index which has a London bias is the correct one! Should have known!
hahaha brilliant. the Land Registry index has a London bias.

the problem is that some people actually believe what you post.

It's not all that hard to follow.

Hamish was using the nationwide index. I was using the Halifax index. Hamish states Halifax index has a northern bias, therefore property prices are lower. I stated the index Hamish was using has a london and south bias.

Hamish dodges by using the fact I didn't state exactly which index I was talking about (even though it's obvious if discussion is folllowed) and suggests I'm using the land registry which I'd never even mentioned.

Might be difficult for you to follow I agree. Therefore hope you appriciate the explanation.

hard for me to follow, well yes when you spout nonsense like that.

but good try at making things up again.

Hamish pulled you up on exactly the same thing
The land registry has a London Bias???

    Someone should tell them.
