    So that's 3.469% in 4 months. Cumulatively, that's 10.77% a year.

    Hence after 4 years, we're talking about just over 50% -whereas another thread is quoting the Daily Express as only 16% in 4 years.

    Anyway, in the South East, here, I'm probably looking at 15% this year. Lovely Jubbly!

    Ok, have the NSA ones then.

    Halifax Jan 2011 - £161,470

    Halifax Apr 2011 - £162,303

    900 quid, freakin marvelous.

    How and ever. In both cases, your spring bounce doesn't even cover the drop from the previous 3 months up to December.

    For instance...

    Halifax Oct 2011 - £165,275.

    So over 6 months, just shy of 3k has been shaved from the Halifax figures, INCLUDING your spring bounces.

    Also, are we allowed to use NSA figures now? I didn't know we were. That's fantastic. Did you know were still 20% down since peak?

    Did you also know theres only 4k between the bottom, that you and others called, and where we stand now on NSA prices? Just 4k. Could be hitting new lows soon, on these NSA figures.

    Am I supposed to say "boom, headshot" now?

    As they have done every other year.

    Actually the lag is generally regarded as 3months (at least according to the BOE).

    Oh, and nationwide/halifax being approvals also lag agreed sales by 6 weeks (thats 1 and 1/2 months to you and me hamish).
