help!! estate agent fee

    we sold our house with reed rains last year , cos of debt probs, it was valued at 89,950 and sold for 80,000 , we warned them from the start that if it was sold for less than 81,000 then there would not be enough left to pay them and they even asked us if we could pay for the cost of 3,000 of work that the buyer's surveyor had found! , they asked could we borrow the money from relatives, is this usual practice?

    we got a leaflet from the ombudsman and it mentioned "access" which the buyer's surveyor (timber damp person) looked round without being accompanied , we have complained both to reed rains and the ombudsman, so far the amount has been halved but cos we have got debt probs , this will be paid back pro-rata with other debts , at 5.00 a month for the next 60 months.....but the point is reeds rains have broken thier own rules but yet the ombudsmand seems to be ignoring this "access" rule.....

    we accepted the 80,000 offer as we had arrears and a repo order on the house so we could not afford to change estate agents....
