Floorboard advice needed please

Hi All, hope someone can advide please.

I am looking to redo my lounge and was thinking of natural wood for the floors. The existing floorboards are tatty and not really salvagable due to large gaps and split boards etc courtesy of british gas when they fitted our central heating.

There is also the chance that they haven't notched out gaps in the joists deep enough for the gas pipes when they fitted it as we found out when we had our new kitchen fitted. Fortunately I had a gas fitter on hand when a nail went through the pipes as plywood was being laid over the existing kitchen floorboards.

Anyway, my lounge is 5x5 metres square so I expect it will be rather costly. Question is, do I go for a joiner or a floor fitter? We are in an upstairs flat and all the floors are wooded laid on joists. Sheould I go for regular wood or engineered wood. Sorry I am a bit vague but I really have no idea where to start here other than I want a nice good quality wood floor.

If anyone knows of a good floor fitter in the central Scotland area can they PM me please.

    5 x 5 metres square is a large room, you mentioned that British Gas had notched the joists for pipes, does this make the floor 'bounce'?

    If so you will need to get the floor strengthened with noggins to take both the weight of people and the new wood floor covering.

    If you are in an upstairs flat the I would board you floor with a sound proofing board before laying a wooden or laminate floor as your neighbours will complain.
