    Careful Really. While pointing out that I am thick, you are excitedly missing the fact that yes, prices rise and fall each year. But that graph shows them rising all over the place. Summer, Winter, Autumn and Spring.

    Summer = 2002
    Autumn = 2005
    Winter = 2009
    Spring = 2006

    Summer = 2002

    Winter = 2009
    Spring = 2006

    Dooh, I said rising from winter, that has happend profoundly except 2003. I never said they did not rise and fall at varying times, you were scoffing at the meaning of a spring bounce.

    Still can't admit I am right though can you.

    So Graham in general (without squirming) in general do transactions increase from winter lows yearly? What sort of season does that increase tend to become pronounced?

    Transactions in general fall Autumn & winter, Rise Spring Summer....... Now what could we call that spring pick up??????

    PS Must be the x time I have gone over this and proved it but there you go, you can't store water in a sponge for very long.

    Really, have you missed the tone of the spring bounce talk on here? Seriously? Have you missed Hamish talking about the mythical spring bounce?
    Bit surprising to see prices rising so strongly in February to be honest, as our spring bounce doesn't normally kick in properly til April.

    The bears were right then, prices did fall, but the spring bounce has just kicked in with a vengeance now.

    And chuckles take on a spring bounce?
    i saw this too but realised they were only asking prices... last time i looked the sold prices were a bit more important.

    but anyway if the the house indexes are positive for a couple of months more that would be a double springbounce or is that the longest spring bounce ever.

    No, I have seen the tone and it is done to rile some much like you wanted to do on this thread.
    That is why I have said in all occasions the spring bounce is transactional not HPI otherwise if it was HPI there would never be one as it would go out with a seasonal adjustment. (you even confirm that by bringing it up)

    So why the hell you had to drag my understanding for "spring bounce" and then scoff at in this thread I have no idea.

    Well, you could equally say there is a spring bounce in terms of price, you just need to look at the NSA figures (1% last month).

    Judging by Grahams post he thinks the graph you posted is showing prices though which is probably confusing matters.

    Really2, I haven't actually disagreed with you. I've said I'm taking the pee. For every explanation of spring bounce there is, dependant on which bull is using the term, none of it has happened this year.

    as a side question, will you be posting the news that mortgage approvals are up in any of the coming months or do you get a nice little thrill from when mortgage approvals are down?

    We are in the forum "Discuss house prices and the economy".

    It's an article which has an effect on both.

    Realise it's not particularly an article you approve of, but still, take the rough with the smooth.
