What to charge tenant for damage???

Hi

I am wondering how much to charge my tenant for damage and mess left in the property now they had vacated it? I have no idea of prices and what to charge?

The issues are...

1. There is damage on four Walls where they have tried to patch up holes from hanging things on the wall. These Walls now needs re plastering and re painting in places!
2. 4 hours worth of cleaning including cleaning the oven. The tenant left food stuck to the hob and in the oven

I haven't a clue of how much these things would cost!

    Did you have an inventory/condition report carried out at the start of the tenancy?

    Is the T likely to dispute the charges?

    Did the T pay a deposit?

    Do you mean they have just left holes in the walls that need a bit of polyfilla or that they tried to fill the holes in themselves and did some other damage in the process? If it's just the former I'd just fix it myself as it's really easy, bit petty to charge just for that.

    For cleaning, you can't charge for your own labour, so if you cleaned it yourself you can only charge the cost of cloths and cleaning product. If you used a cleaning firm just pass on the invoice.

    You cannot charge for cleaning (the oven) unless that was specifically stated in the contract as it is not 'damage'. Using a cooker to cook is fair wear and tear.

    I very much doubt that the walls actually need re-plastering after hanging a couple of things. A bit of filler and re-painting maybe. Get three quotes to get the work done and then charge the tenants the lowest of the three quotes.

    Depends how dirty it is surely, if it was properly cleaned before the tenancy and now has thick baked on grease I think a LL is within their rights to charge.

    Not sure about the damage to the walls. Have never seen a wall need replastering due to things hung on the wall.

    As for the oven cleaning....wow. You seriously plan to charge for that?

    you sir is taking the !!!!.. normal wear and tear...apart from the little oven job which should take 1/2 hour max..
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    i take it you didnt take a deposit ?

    you would need to look at the contract you signed or hope you signed with the renter but if you didnt put it in the contract you cant charge them for it. eg if you stated walls had not to be touched ect ect if so damage charge would be 100 quid ectect them you would be able to charge them . same with vacating the house must be in clean condition cooker ect but if you didnt put it in the contract you cant legaly charge them for it . or keep the deposit . :eek:

    As per post 2 - do you have proof of the condition of the walls and cooker at the start of the tenancy?

    With regard to the walls, how old was the decor on the wall at the time of departure - was it emulsion, wallpaper or emulsion on wallpaper?

    I have just had a 6" hole filled and that didn't need the entire wall to be skimmed! Every time you do that you shrink your room ;)

    possibly a long term renter that rented before that came into effect as now if we take a deposit we need to tell them which account/fund/policy it is in ect before we didnt need to.
