Mobile Phone Mast Rental

My uncle has a mobile phone mast on his land which is up for renewal.

Orange are negotiating for a ten year lease and have another two providers on it TMobile and O2.

I was wondering if anyone had any experience of masts and if there was anything in particular to look out for in negotiations. We are in Northern ireland by the way.

  • Sitefinder will give you details of what's round about you in terms of other base stations, heights, operators etc. and also all the safety info from the WHO and the like.

    It won't really help you with your lease negotiations though.

    I don't really know the NI market and would need more info before I could give you an idea of what sort of rent to expect but the following may help:

    1. I note that Orange want a 10 year lease. It may sound obvious but make sure your Uncle is happy to commit for that long and that he has no plans do do anything else with the land.

    2. If T-Mob and O2 are on it too, then Orange will be getting some £ from them. Make sure your Uncle gets his share in his rent from Orange. If there is scope for other operators to join the party then bare this in mind too. The installation would need to be a reasonable sized lattice (c25m high) to get more than 3 operators on it and have plenty of space round the base for additional equipment cabs.

    3. Once a base station has been erected its a real ball ache to have to dismantle it and find another site. Operators will be keen to renew their lease, especially if it is a tough area to find suitable sites. ;)

    4. Tell your Uncle to make out he is getting some grief from the locals and that he is unsure whether or not the 'few quid' he is being offered is worth the hassle.

  • I was involved in negotiating Orange installing a mast onto a business site three years ago. We settled for £6,000 per annum and then same amount for each additional phone company (O2 etc). But I can't remember size of mast etc. The lease usually allows them access to mast 24/7.
