Landlord nightmare

Well looking back at emails when i was looking at leaving a bit earlier i saw this from the agency
Regards to the cleaning of the flat. You can either clean it yourself but if the Landlord is not happy with it it will need to be redone or money taken from your deposit, or we can take £75.00 from your deposit and pay our cleaner to do the work.
The problem I have is that the agency and my landlord are one and the same. So the agency is holding my money but thats OK cos the agent who works in the agency is my landlord. In his recent narky letter he goes on abotu the garden and how its my responsibility to upkeep it. yes I agree that I should be mowing the lawn etc but he won't pay for a lawnmower or any tools and says that too is my responsibility. So I'm supposed to pay hundreds for gardening equipment?
I have read plenty of posts on here where its the landlord who's had dodgy tenants, but we've been here 3 years, there is some wear and tear and also some damage that we will have to pay for (the curtain pole has fallen off). Carpets will need to be cleaned etc - but I know all that, i'm happy with it. But I don't want to take a day off work to make sure everything is gleaming (where its not mouldy) only to have the agency say that the landlord (ahem) wants to keep an extra £75 for cleaning costs.0 -
its me again. I know he wants to inspect the flat but the closest thing I've got to an inventory (despite the contract constantly referring to it) is an email from a woman who used to work there which says this

Hi Jo,
How are you today? Sorry it has taken me a while to get back to you. I have
only just managed to get hold of the landlord.
The date of 26th November is fine. He will provide a double bed, curtains
and he will buy a fridge freezer as the one that is there at the moment
belongs to the tenant.
So where does this leave me!?0 -

Given the fact that he is clearly your next door neighbour AND has a garden, youd have thought that it be "reasonable" that he allows "you" to use "his" equipment to upkeep his/ your garden.
No inventory, how can be prove anything - like the curtain pole- was fine before you moved in? He cant. It would have to stand up in court. Which he would lose.
If hes dumb enough to go this route, then I doubt the small claims court will find in his favour.
I wonder whether it might be overly facetious to post an envelope through the mail marked "yourtown housing advice centre" and accidentally on purpose have it delivered to his place
 Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.
Theres no dollar sign on piece of mind
This Ive come to know...
So if you agree have a drink with me, raise your glasses for a toast :beer:0 -
