In answer to your question. Different lenders in this country have differing criteria's within their lending policies, no one lender is the same as the other, this is where the expertise of a good broker comes into play, for eg HSBC like to advertise they have the very best rates on the market, that may be, but can you get a mortgage approved by them, just ask the 3 out of 5 that dont, plus lenders do not have to tell you or me why they decline a case, brokering isnt the easiest of jobs, and on the whole Palmist i suspect you think that we earn mega money, well sorry to dissappoint you but most of us dont, dont get me wrong i earn a good living, i have many many happy clients who trust my judgement to get them the best deal available to them, i think the word Trust is something that may be missing from your dictionary. Lots of people put their trust in brokers along with doctors, policemen, teachers etc and believe it or not it is the people of this country who pay them via taxes. Therefore if you want my services then you have a simple choice. To pay or Not to pay. But to comment on things that you clearly do not understand is also very derisory and shows you up as a bit of a !!!!!!!!!!. GoodbyeI am a Mortgage Advisor. If you want to spend time trawling the internet and contacting lenders for the best deal and checking criteria then please feel free. Bit arrogant but some useful stuff in your comment. As said before, I am just trying to understand the market use of brokers. That's the whole point of these forums, why would I search for information here and then blindly pay someone to do [in your words]
"copying, posting and submitting your app". It's certainly not that big a deal as you are making it to be. Chasing lenders is another issue and I would be happy to pay you to chase lenders if you have access to some special phone numbers which is not available to mere mortals.

Some of the stuff you coming up with is just immature and unprofessional. I hope such attitude is not common place in your trade. As you read, I was able to find out relevant information with a few quick phone calls. Just to clarify to all brokers reading this, I have nothing against honest, reputable, ethically sound professionals. I dont know who you are or what you are, would i do business for you...probably but to be called a tradesman is also arrogant on your behalf, and a bit of a newsflash for you. No there are not many rogue brokers left they have all but disappeared now, thakfully, you do not come across as a very trusting person and you also come across as someone who is happy with their own advice and judgements, sorry but i cannot wish you any luck at allI am a Mortgage Advisor.
