Splitting with Husband, Money Advice Needed

I hope I'm putting this in the right forum, if not I apologise.
My Mum is having major troubles in her marriage and she is trying to find out what all of her options are.
My Mum has lived in the same house for 25 years, she lived there with my Dad until he left about 10 years ago. She met a new man 6 years ago and he moved in, selling his own house to his own son for £30k.
They currently have £40k and 4 years left on the mortgage at my mum's house. It should only be £20k but to help out her new husband my mum added £20k of his debt to the mortgage so he could pay it off.
Now my mum needs to get out of her marriage but she's concerned about the financial implications. She doesn't want to lose her house, she's been there for 25 years and struggled to keep it so she'd have something to pass down to me and my brother. But she can't afford the mortgage payments on her own without her husband. Plus she doesn't know how much he has a right to demand from her (in terms of the house value).
Can anyone advise what her options are? She's so unhappy

She is going to need proper legal advice, serious advice as she is not in a good place.
Starting point will be to find all documents that she has regarding the increased mortgage used to pay off his debts. She may be able to off-set that debt against his right to money from the house.
