Hi all,
My current tenancy agreement expires this month with a private landlord. Was Not sure if the landlord wanted me to sign a new tenancy agreement as he was out of the country but he called me yesterday and says he wants me to sign a new tenancy agreement.
1- Will i be given the same HB as before or will i be given HB based on the new LHA?
Thanks

Your claim will continue with the same LHA rate as before. The only time your LHA rate changes is if you have a change of household that changes the number of rooms that you require, you change address or you reach your LHA anniversary date.0

Your claim remains the same but I find that landlords usually issue new tenancy agreements because they can charge a tenancy review fee.
If your original tenancy states that at the end of the 6 month term, it will become a periodic tenancy, you won't need to get a new tenancyI currently manage a Housing Benefit service and have been working in Housing / council tax benefit (as was) since 2001.

Thank you all for the help, Am i right in understanding from your post
If i sign a new tenancy agreement at the same rent as before for the same house.....Then there is no change in my HB payment? Is that right?
My LHA anniversery date? is that when i first moved in to this place 12 months ago?0 -
That's right, no change to your award.
Your LHA anniversary is when we look
At the rate we are paying, usually every 52 weeks.
However, there are big changes to LHA and there's loads on this site about the changes so do some reading around to stop a nasty surprise! And google lha anniversary date as well!!I currently manage a Housing Benefit service and have been working in Housing / council tax benefit (as was) since 2001.
