Completion in 10 day - possible?

We've sent back our contracts to the solicitor and they have requested us to send our money (5%). Now, we've asked to complete in 10 days time and the vendor is happy with this. We're just wondering if this is physically possible? Do the mortgage lenders (Nationwide) need X amount of days notice to transfer the money?

Going by your list, it's absolutely possible. Go for exchange as soon as you physically can (ie. tomorrow maybe!) which gives your solicitor more than enough time to sort funds from the mortgage company. They only really need a day or so ;)

You're nearly there; how exciting! :j

  • I know. So far, it's all kind of went smoothly. I'm just hoping my solicitor doesn't let our purchase fall to the bottom of their list. Really want this house before Christmas

ring the council and ask them how long searches take.

  • Searches have all come back and all contracts are signed by both the vendors and ourselves.
  • I think that if you have all signed contracts then on the contract it would state the completion date!

The dates are purposely left blank when you sign. The solicitor tends to keep it on file until exchange day then they fill in the dates because they they know they will be correct.

The guy's lender buying our house needed 7 working days notice!!!!

    Ridiculous!
  • I exchanged contracts and completed last friday all within just over 4 hours. The mortgage company did it via an emergency fax. When I asked my solicitor to request it he said he had never heard of it.
  • Nationwide is one of the more easiest going Lenders if you get your solicitor to fax the Report on Title (original in the post) they release funds quickly, in my experiance
  • OK......so the date is set as 20th but getting anxious now. I've been asking solicitor since Friday how much we need to bank transfer to them and they keep saying they'll send / email me a document. I'm still waiting to receive it..... Please God, don't let it go past 20th Dec as it won't happen until after Christmas then.
