New Kitchen

Please can I have some comments of the following costs hopefully explained as best I can?

Remove a Kitchen & all contents back to bear brick, then move some electrical points, new lights placing and put in an RSJ to remove current support. Then re-plaster walls, ceiling, fit kitchen Inc appliances, gas hob, oven and int dishwasher, and tile floor and walls?

Our expected costs are around 4K, is this about right, we are in south Cumbria...................................

    I think that is on the low side but it greatly depends on the quality and finish of the kitchen that you are specifying. Would you give a breakdown of your £4k?

    for around £4k I'd expect the kicthen to be removed, then a new one fitted including appliances, electrics add another £400, tiling wall and floors £600, plastering £2-300, no idea on teh RSJ but sounds a bit odd in a normal kitchen replacement so no idea on cost. this is a lot further south but with all teh work involved out of £4k I'd have guessed that the kitchen units and appliances are costing under £500, i.e. unlikely unless you do a lot of the jobs yourself

    dear gingerdad, where in south cumbria? parts of south cumbria can be very pricey. I would guess you are some way off the mark even with the lowest budget kitchen. Trades in cumbria generally charge quite handsomely (supply and demand) but you may be lucky with a handyman, but at what quality. You may also be suprised with the electrics as with the new regs we see a fair amount of whole house rewires needed when all you want is a couple of new sockets, it will depend on your existing set up, but the older it is be prepared to brace yourself

    The 4k doesn’t include the kitchen that’s costing 2k plus 1.2k for appliances

    The only breakdown I have is

    £2k for the plumber/joiner
    £1.8k for the plastering/tilling - includes all materials execpt tiles
    £500 for the electrics

    The RSJ was replacing a wooden post in the kitchend that was put in when the previous kitchen was put in (they knocked some walls out i think)

    I think you've underpriced a bit unless you know someone who will do the work discounted. I recently had my kitchen re-done in Leeds (fair enough its a large kitchen) but the removal and install (including the tiling of the floor) was around 2.5K (and thats with pre-built kitchen units from the manufacturer), £700-ish for the electrician. On top of that I paid for a worksurface, the units, the painting and decoration - it all added up to a hefty bill :-(
